What Asbestos Removal Involves

Asbestos removal is a controlled process that requires proper planning, the right equipment, and a licensed contractor. In NSW, the removal of asbestos-containing materials must be carried out in accordance with the Work Health and Safety Regulation and SafeWork NSW requirements.

We hold a Class B asbestos removal licence issued by SafeWork NSW. This licence covers the removal of non-friable (bonded) asbestos — the most common type found in residential and commercial buildings, including fibro sheeting, roofing, eaves, floor tiles and wall linings.

Every removal job is planned around the specific material, site conditions and scope of work. We use appropriate containment, PPE and disposal procedures to protect our team, your property and the surrounding area.

Residential Asbestos Removal

Many homes built before 1990 contain asbestos-containing materials. Fibro cladding, eaves, roofing, internal linings, floor tiles and fencing are among the most common. Whether you are renovating, selling, or have identified a concern, we can assess the materials present and carry out removal where required.

  • Fibro and asbestos cement wall cladding
  • Eaves, soffits and fascia boards
  • Roofing sheets and ridge capping
  • Internal wall and ceiling linings
  • Floor tiles and vinyl backing
  • Fencing, sheds and outbuildings

Commercial Asbestos Removal

Commercial and industrial properties built before the mid-1980s frequently contain asbestos in roofing, wall sheeting, pipe lagging and other building materials. We work with property managers, builders, developers and business owners to plan and carry out removal with minimal disruption to operations.

  • Factory and warehouse roofing and wall sheeting
  • Commercial building eaves and soffits
  • Pipe lagging and insulation materials
  • Floor tiles and backing in commercial premises
  • Pre-demolition and pre-renovation removal

Common Asbestos-Containing Materials

Asbestos was used in a wide range of building products in Australia. The following materials are commonly identified in properties built before 1990:

Fibro sheeting (asbestos cement flat sheet)

Used extensively for wall cladding, internal linings and fencing.

Corrugated asbestos cement roofing

Common on older homes, sheds, garages and farm buildings.

Asbestos cement eaves and soffits

Found on the underside of roof overhangs on pre-1990 homes.

Vinyl floor tiles and backing

Older vinyl tiles and their adhesive backing may contain asbestos.

Textured ceiling coatings

Some spray-applied ceiling finishes from this era may contain asbestos.

Pipe lagging and insulation

Asbestos was used to insulate pipes and hot water systems in older buildings.

Visual identification alone is not reliable. If you are unsure whether a material contains asbestos, testing before disturbance is the safest approach.

Our Safety and Containment Approach

Safe asbestos removal depends on proper containment, appropriate PPE and controlled work practices. We follow the requirements of the Work Health and Safety Regulation and SafeWork NSW guidelines on every job.

Before removal begins, the work area is prepared to prevent the spread of asbestos fibres. This includes isolating the area, using appropriate sheeting and barriers, and ensuring the correct respiratory and protective equipment is worn throughout the job.

Materials are kept wet during removal where appropriate to suppress dust, carefully removed to minimise breakage, and double-bagged in clearly labelled asbestos waste bags in accordance with regulatory requirements.

Disposal of Asbestos Waste

Asbestos waste must be disposed of at a licensed facility. In NSW, asbestos waste cannot be placed in general waste bins or taken to a standard tip.

We transport and dispose of all asbestos waste removed during our work to an appropriately licensed disposal facility. Waste is double-wrapped, labelled and transported in a covered vehicle in accordance with the relevant requirements.

We do not leave asbestos waste on site. Disposal is included as part of our removal service.

What to Do Before Work Begins

  • Do not disturb the material

Avoid cutting, drilling, sanding or breaking any suspected asbestos-containing material before it has been assessed.

  • Keep the area clear

Ensure children, pets and other occupants stay away from the area until the work is complete.

  • Arrange access

Ensure we can access the work area on the agreed day. Let us know about any access restrictions in advance.

  • Ask about testing first

If you are unsure whether a material contains asbestos, we can arrange testing before committing to removal.

  • Check your insurance

If the removal relates to an insured event, check with your insurer before work begins. We can provide documentation to support a claim.

What Happens After Removal

Once removal is complete, the work area is cleaned and inspected before the containment is removed. Any asbestos waste is removed from site and taken to a licensed disposal facility.

Depending on the scope of work, a clearance certificate may be appropriate or required. We can explain the clearance process and what documentation applies to your project.

We will walk you through the completed work and answer any questions before we leave. If further work is required — such as replacement sheeting or repairs — we can advise on the next steps.
